Project Overview
Cold Storage Conversion Evaluation: Provided order of magnitude items which would need modifications, such as loading dock conversion, insulation, chiller additions, electrical service upgrades. PRPA is in the process of evaluating a conversion of an existing warehouse to a cold and dry storage facility. The building is approximately 250,000 SF, of which 175,000 SF would be cold storage and the remaining balance dry storage.

Administration Building Exterior Improvements: Performed a cost estimate to be used for capital estimates. Prepared a scope document outlining the following: new exterior finish, replacement sign at the entrance, improvements to entrance overhang. Provided an order of magnitude.

Tioga 3 Rail Modifications: Envision provided professional estimating, including the order of magnitude. The proposed project is designed to improve Tioga Marine Terminal’s existing rail utilization, increasing rail tonnage by both adding warehouse capacity and improving existing warehouse capacity to allow for specialty food-safe cargo handling. The proposed project includes three elements: (1) improvements to Tioga 3 – an existing 97,500 SF warehouse, a new 100,000 SF warehouse – “Tioga 4,” and three new, realigned rail access to both warehouses. While the Tioga Marine Terminal is already connected to the greater regional rail infrastructure, this connection is underutilized due to a dearth of modern warehouse space and loading options. Through minor rail modifications, warehouse expansion and improvements, this project aims to dramatically increase the utilization of the Terminal’s rail capabilities. Tioga 3 will be improved to receive a specialty sealed floor, a renewed roof, forklift tire scrubbers, a vessel-unloading apron, and an extended loading dock canopy over the rail track to allow the loading of rail cars in all weather conditions. An existing floor loading restriction inside Tioga 3 will also be removed through the installation of additional foundation elements to bridge an existing 12-foot box sewer.

PRPA Pier 84 Outshore Refurbishment Construction Management Services: Pier 84 was constructed around 1920 and comprises 13.9 acres of terminal area, with two slip berths of 855 feet. The pier has 500,000 sq. ft. of dry storage. Considering its standing as the premier coca import facility in the USA, not only storing coca beans, but also providing value-added services such as weighing, grading and testing, the pier was in need of a refurbishment to accommodate for its current demands to optimize productivity.
Envision provided cost estimating and CPM services. Responsibilities include monitoring the contractor’s works schedule, progress of activities, as well as monitoring completion of work and requests for payment.
